    Housing Discrimination - Fair Housing

    The Fair Housing Act safeguards people from discrimination when they are leasing or buying a home, getting a mortgage, looking for housing help, or taking part in other housing-related activities.

    The Fair Housing Act forbids discrimination in housing since of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is illegal discrimination to take any of the following actions because of race, color, religion, sex, disability, familial status, or nationwide origin:

    - Refuse to lease or sell housing.
    - Refuse to work out for housing.
    - Otherwise make housing not available.
    - Set different terms, conditions or opportunities for sale or rental of a residence.
    - Provide a person different housing services or facilities.
    - Falsely deny that housing is offered for assessment, sale or leasing.
    - Make, print or publish any notice, statement or ad with regard to the sale or rental of a residence that indicates any choice, constraint or discrimination.
    - Impose different sales rates or rental charges for the sale or leasing of a dwelling.
    - Use different credentials criteria or applications, or sale or rental requirements or treatments, such as earnings standards, application requirements, application costs, credit analyses, sale or rental approval procedures or other requirements.
    - Evict a renter or an occupant's guest.
    - Harass a person.
    - Fail or delay efficiency of upkeep or repair work.
    - Limit privileges, services or facilities of a dwelling.
    - Discourage the purchase or leasing of a home.
    - Assign a person to a specific structure or community or section of a structure or neighborhood.
    - For earnings, persuade, or try to encourage, homeowners to offer their homes by recommending that people of a particular protected attribute are about to move into the neighborhood (blockbusting).
    - Refuse to offer or discriminate in the terms or conditions of property owners insurance because of the race, color, religion, sex, special needs, familial status, or nationwide origin of the owner and/or residents of a dwelling.
    - Deny access to or subscription in any numerous listing service or property brokers' organization.
    In Mortgage Lending:

    It is unlawful discrimination to take any of the following actions based on race, color, faith, sex, special needs, familial status, or national origin:

    - Refuse to make a mortgage loan or offer other monetary assistance for a house.
    - Refuse to supply info regarding loans.
    - Impose various terms or conditions on a loan, such as different rate of interest, points, or charges.
    - Discriminate in evaluating a home.
    - Condition the availability of a loan on an individual's reaction to harassment.
    - Refuse to purchase a loan.
    Harassment:

    The Fair Housing Act makes it illegal to bug persons since of race, color, religion, sex, disability, familial status, or nationwide origin. To name a few things, this forbids sexual harassment.

    Retaliation and Other Prohibitions:

    It is illegal discrimination to:

    - Threaten, persuade, daunt or hinder anyone exercising a fair housing right or helping others who exercise the right.
    - Retaliate versus an individual who has filed a reasonable housing grievance or helped in a reasonable housing investigation.
    Reasonable Accommodations and Reasonable Modifications

    Under the Fair Housing Acts a reasonable lodging is a change, exception, or modification to a guideline, policy, practice, or service. The Fair Housing Act makes it unlawful to refuse to clear up accommodations to rules, policies, practices, or services when such accommodations might be needed to manage individuals with impairments an equivalent chance to use and enjoy a dwelling and public and common use areas.

    In addition, the Fair Housing Act prohibits a housing company from refusing to permit, at the expenditure of the person with a special needs, reasonable modifications of existing premises inhabited or to be occupied by such person if such modifications may be needed to manage such person full enjoyment of the facilities.

    To submit a housing discrimination grievance these requirements should be satisfied:

    - The residential or commercial property must be within the state of Texas.
    - The residential or commercial property owner, in many cases, need to have more than three residential or commercial properties. This does not include multi-family houses.
